Buyers need to take heed as well. Great buys can still be had in this market, but they are less likely to be basement bottom bargains, but more rather to be defined as a good solid house at a fair price at, or just below market value. The important component,
however, is for both buyers and sellers in this environment to be necessarily bold in order to consummate the transaction.
Sellers need to make their home as presentable as
possible, stage it if they can, clean up the yard, freshen the paint, and price it just below
market value - and that house will
be gone so
fast, and if presented correctly, will likely sell over list price.
Buyers, on the other hand, need to be just as bold. When you learn of a property that becomes available that checks all of your boxes, and you are hearing its siren song in your ears, you need to take bold decisive action. Make a full-price offer with
as few contingencies as you possibly can. Don't piddle over a couple of thousand dollars or squabble about a home warranty - instead, make that house yours. If you slow down and convince yourself that you can squeeze out one more concession, you may very
well lose that house, because another buyer who has made three offers and has been beaten out by other buyers each time, will have been tempered by the current market conditions and will snatch that house out from under you.
